Receiving orders to the Emerald Coast is often considered a jackpot assignment. With sugar-white sand beaches, emerald waters, and a deeply military-friendly community, Northwest Florida is an incredible place to be stationed. However, PCSing to Eglin Air Force Base or Hurlburt Field comes with unique challenges—especially when it comes to housing, schools, and adapting to the intense Florida climate.
At Advantage HVAC, Plumbing, and Electrical, we are a veteran-owned company. Many of our team members have made this exact move. We’ve put together this comprehensive relocation guide to help you and your family hit the ground running.
1. Choosing Where to Live: The Commute vs. Community Trade-off
The Emerald Coast is geographically spread out, and traffic along Highway 98 can be brutal during tourist season. Where you choose to live will largely depend on which base you are assigned to and what kind of community you want.
For Eglin AFB Personnel:
- Niceville & Valparaiso: Known as the “Twin Cities,” these communities are directly adjacent to Eglin’s East Gate. They offer top-rated schools, family-friendly neighborhoods (like Bluewater Bay), and the shortest possible commute.
- Crestview: Located north of the base, Crestview is often called the “Hub City.” It offers more affordable housing and larger lot sizes, but the commute down Highway 85 can be congested during rush hour.
- Fort Walton Beach: Situated between Eglin and Hurlburt, FWB offers a mix of older, established neighborhoods and waterfront living. It’s a great middle-ground if you have a spouse working at the other base.
For Hurlburt Field Personnel:
- Navarre: Located just west of Hurlburt Field, Navarre is a rapidly growing community popular with AFSOC families. It offers excellent schools and a quieter, more residential beach town vibe compared to Destin.
- Mary Esther: Directly outside Hurlburt’s main gate, Mary Esther provides the ultimate convenience for daily commuting, with established neighborhoods and easy access to shopping.
- Gulf Breeze: Further west toward Pensacola, Gulf Breeze offers premium schools and beautiful waterfront communities, though the commute to Hurlburt is longer.
2. Navigating the School Systems
Florida offers school choice, meaning you can apply to send your child to a school outside your zoned district, provided there is capacity. However, most military families choose to live in areas zoned for highly-rated schools.
- Okaloosa County (Niceville, FWB, Crestview, Destin): Consistently ranked as one of the top school districts in the state. Niceville High School and Destin Middle School are particularly highly regarded.
- Santa Rosa County (Navarre, Gulf Breeze): Another top-tier district. Navarre High School and Gulf Breeze High School are excellent options for families stationed at Hurlburt Field.
Pro Tip: Both Eglin and Hurlburt have dedicated School Liaison Officers (SLOs) who can help you navigate enrollment, transfer credits, and understand Florida’s specific graduation requirements.
3. Surviving the Florida Heat: HVAC Tips for Your New Home
If you are moving from a cooler climate, the Florida Panhandle heat and humidity will be a shock to the system. Your air conditioner is not a luxury here; it is a critical piece of life support equipment.
Buying a Home? Check the HVAC Age
In Florida, an AC system works 10 months out of the year. Because of the constant runtime and salt air (if you live near the water), the average lifespan of an HVAC system here is 10-12 years—significantly shorter than the national average. If you are buying a home in Niceville or Navarre, always check the manufacturing date on the outdoor condenser unit. If it’s over 10 years old, budget for a replacement soon.
The Humidity Factor
Florida humidity makes 85 degrees feel like 100. Your AC doesn’t just cool the air; it dehumidifies it. If your system is oversized (a common mistake by cheap contractors), it will cool the house too quickly and shut off before it has time to remove the humidity, leaving your home feeling cold and clammy. Always ensure your HVAC contractor performs a proper Manual J load calculation.
Renting? Know Your Maintenance Responsibilities
If you are renting off-base, your lease likely requires you to change the AC filters monthly. In Florida, failing to do this can cause the evaporator coil to freeze over, leading to water damage and a broken system. Set a reminder on your phone to change the filter on the 1st of every month.
4. Getting Connected: Essential Resources
The Emerald Coast is incredibly supportive of its military population. Make sure to take advantage of these local resources:
- Advantage HVAC, Plumbing, and Electrical Military & Crisis Resource Hub: We’ve compiled a dedicated page with 24/7 crisis hotlines, PCS resources, and local veteran organizations.
- Panhandle Warrior Partnership: A fantastic local organization that helps veterans and active-duty families with housing, employment, and community integration.
- Base Facebook Groups: Search for “Eglin AFB Spouses” or “Hurlburt Field Wives/Spouses” on Facebook. These groups are invaluable for real-time advice on housing, doctors, and local recommendations.
