Water Heater Leaking? Emergency Repair in Fort Walton Beach FL

A leaking water heater is not a “wait and see” situation. Advantage HVAC, Plumbing & Electrical provides same-day water heater repair and replacement across Fort Walton Beach, Niceville, Destin, Navarre, Crestview, and the entire Panhandle. Call 850-438-2639 for same-day dispatch.

Do This First

  • Shut off the cold water supply — the shutoff valve is above the water heater on the inlet pipe. Turn clockwise until it stops.
  • Turn off power or gas — for electric heaters, flip the breaker. For gas, turn the valve to “pilot” or “off.”
  • Place towels or a bucket to catch water and prevent floor damage.

Where Is the Leak Coming From?

Leaking from the top

Usually the most fixable — loose inlet/outlet connections, failing anode rod port, or T&P valve discharge pipe. Tightening connections or replacing the valve typically resolves it without replacing the tank.

Leaking from the pressure relief valve

The T&P valve is a safety device that releases pressure if the tank overheats. If it is dripping, the valve has failed or tank pressure is too high. Must be replaced — do not plug or cap it. Same-day repair.

Leaking from the bottom

Bottom leaks mean the tank has corroded from the inside out. Once a tank leaks from the bottom, replacement is the right call. Average water heater in Florida lasts 8-12 years due to hard, mineral-heavy water.

Repair vs. Replace

  • Repair if: tank is under 8 years old and the leak is from a valve or fitting
  • Replace if: leak is from the tank body, unit is over 10 years old, or you have had multiple repairs

Common Questions

Can a leaking water heater explode?

A leaking tank itself is unlikely to explode, but a plugged T&P relief valve can create dangerous pressure. Never cap the pressure relief valve. Call a licensed plumber immediately.

How much does it cost to fix a leaking water heater?

Valve and fitting repairs run $150-$400. Tank replacement ranges $900-$2,200 installed. We provide upfront pricing before work begins.
